Northern Michigan University, New Residence Hall

Northern Michigan University was looking to increase their student housing capacity. This recently approved project introduces two new apartment-style residence halls with the total of approximately 165,000 SF to provide an additional 400 beds. Each apartment building is four stories high, consisting of 1-bed, 2-bed, and 4-bed apartments with ADA compliant amenities. Located between the City of Marquette and the NMU campus, the four-story buildings create a new gateway to the university along this important urban edge while strengthening the connection between campus and community. The project also includes the potential for ground-floor retail space along the main city street, supporting future mixed-use development and enhancing the pedestrian experience.

To accelerate the construction schedule and maintain progress during Michigan’s winter months, the project utilizes modular construction. Each module is delivered fully furnished with furniture, fixtures, and equipment (FFE), helping reduce overall project costs and streamline installation.

This project began in Fall 2025 in partnership with Greystar developer and Rise Modular as the contractor and module fabricator.
