Stephen F. Austin Building 4th Floor Renovation – Office of Capital and Forensic Writs for the Texas Facilities Commission

This project consists of the interior renovation of approximately 6,128 square feet within the existing office space of the Office of Capital and Forensic Writs, located on Level 4 of the Stephen F. Austin Building, operated by the Texas Facilities Commission (TFC).

Driven by rapid organizational growth, TFC identified a need for a larger and more functional workspace, as the existing layout could no longer adequately support the expanding staff and was proving detrimental to new recruitment efforts. The new design emphasizes collaboration, incorporates modern furnishings, and introduces creative solutions to improve workflow and comfort. A key feature of the renovation is the strategic enhancement of natural daylight throughout the space, contributing to a more open, welcoming, and productive work environment.

A 10% budget increase and corresponding schedule adjustment became necessary when the planned cost-saving strategy— reusing existing hardware, doors, and frames—proved unfeasible during construction. Lawrence Group has collaborated closely with TFC and the contractor to minimize the impact of material procurement delays and budget changes on the overall project timeline.
